How would you decide what to do/fix first?

This has been our dream for the past four years and as we start this journey together I realized there are so many unforeseen battles that will rage on and beat you down on flips, especially when you tackle vacant homes and decide to bring them back to life!

@Tom Gimer Thank you for the feedback, fortunately the contractor decided he wants to rent it.

However, I have decided to focus on Baltimore.

I am also taking online classes paying thousands of dollars every semester on a degree i can care less about which is really not gonna change my salary it will probably drop it if i decide to use it.

Even though indicators continue to signal strong, I've decided to back off (at least with market deals) and see what happens. 

I decided to team up with my family member to purchase a rental property in Milwaukee.

Meet with attorneys to get a better understanding of what to expect and decide if you’d like to retain a lawyer.

Then we decided to get our own place and they decided to rent out the property.

However, if they are on the fence deciding, I will be able to clue them in that some investors do decide to skip inspections at their own risk if the deal looks good enough.I definitely think there was a bullet dodged here somehow somewhere.
