I know first every one will say to consult with a CPA and an Attorney first and I completely agree, and for sure will before taking any action, I would like to hear how some current investors have established their businesses, and any feedback is always appreciated.

Sometimes house hacking doesn't always go positive, especially in an area like that.

Divide your excess up among those three columns as a positive entry with a date next to it in an adjacent column.

I second what @Allan Bishop Jr. said: educate yourself, network, focus by narrowing down to a single niche and then take action by starting to invest.

If you have negative CF, and put up a higher DP to get a positive MCF, all  you've done is pay all your negative CF upfront.
