Around 15 properties Biz #3, 50% - Around 25 properties.Some of my major expenses are: Private contractors, around $200K/yr. 

This is not to say I have not bought vacant as I have on several occasions but it has to be a strategic purpose (ie I have a contractor on area who will buy it from me and we have a ballpark price already determined).

Is it better to go with a turnkey provider who takes care of all the initial costs and management, or is it better to find a property on your own, find a contractor on your own, and find a property management co on your own?

Now that I'm looking at moving and I have a solid career I am looking at what my long term options are and how to move use that first deal as a springboard for some long term success.I'm employed with a general contractor and love the construction industry so the idea of buying and flipping or BRRRR seem like natural options to consider.

Their only reason is that the plumbing and electrical could have been done improperly.

FHA requires habitability, so broken windows will be a problem, leaking ceiling, obvious plumbing or electrical issues, etc. 

Do you visit the house with a contractor?
