If you haven't set it up to book off the site then don't do it for one person unless you think you are going to start marketing to get deals like that.

We suggested the tenant look in the market place and find a place that fit their desired rent. 

Areas with lower sales volume and inventory are often highly desirable but provide few potential opportunities for flips and have a ton of competition.

There are so many listing agent personalities that each situation will be slightly different and you'll need to practice too get better.

In person would be preferred but a remote skillbridge is also an option.

I imagine lenders won't loan up to the desired LTV (ie: 70-75%).

Personally I love that area and would love to have a place there.
