They then sold that and bought a 250 unit in OKC all C and D class and had to move there as they almost lost  it in foreclosure.. took 5 years of them living there and managing it personally to stablize and finally sell.. then bought a 20 uniit back in Oregon where it all started.. this over the course of a few decades.

You have a private investor friend or a bank loan which can help if it gets tight?

I am looking at FHA and the new Fannie Mae 5% down payment program, but someone mentioned a 5% down payment program with Cambridge Savings Bank that had no PMI.

So be careful - but also there are some counties that have land banks that take it back and will do something with it

Anyone know of an institution/bank/whatever that lends in WA state willing to do a purchase money second up to a 90% CLTV?
