So both the AE and B1 are basically 10 year investmentsIf you are just intending to do your own RE investing you don't need any license at all, you won't save any or much money.........an investor should really just find a good Architect and GC and then go back out and find more deals.

I don't think you need to know how to underwrite your own deals, but knowing what commercial underwriting looks like and the metrics mean would be a good place I would recommend starting.

It's allowed me to do some of my own work like changing toilets and fixing leaking ceilings, but even if I don't want to do a job personally hopefully I'll have enough knowledge to not let a contractor over charge me, or recommend something I don't need.You'll also meet local contractors, and hopefully investors.They may offer an employee discount too.
