You need to find out if the first mortgage has been satisfied.If not - it is in first positiion and would survive the sheriff sale = and you would be responsible for it.You need to check the book and page on the homeowner in town records.Second mortgage could be a line of credit.not sure from your post which is forclosing.Sometimes - they will announce another outstanding loan at the sheriff sale - BUT NOT ALWAYS!

Once you have completed a walk through, take a few minutes to speak with the tenants, asking them if there are any outstanding maintenance issues; is everything operating properly; who owns the range, refer, washer/dryer; confirm rent amount they are currently paying and which utilities they are paying; ask about what parking spaces are they assigned/using; do they have any pets or assistance animals; and what are their intentions when their current term ends?
