You can buy just outside of city limits to get relatively lower property tax and you can cash flow ~400-500/ door if you buy in the right areas with really good schools.

This is good for you as this opens you up to being to find a CPA outside of your state.

Continue doing what you find fun but be quick to hire others to work for you if it's outside your wheelhouse.
