Just ponder the probable fate of the absconding tenant with a used major appliance....Think how the tenant probably is sore from trying to carrying it away quietly in the night; may have messed up their old SUV or station wagon trying to fit it in the back; and could have damaged the frig in the move--so all their food will spoil this week when it goes kaput; or they get an expensive repair and may even find out the hard way an old frig can be a liability and costly to dispose of...I like the advice of it being a small price to pay to be rid of them... but do consider a security deposit offset for the replacement cost.

Property values near the new stations have increased very significantly and values near proposed new stations have also started to rise.However, we have significant growth in Denver right now anyway, so it's really hard to pinpoint what's a factor of overall growth and what's a factor of the light rail expansion.

I would also run test ads to test to see if you can fill vacancies easily, I would research the market to see if there are a lot of jobs for low income folks in the area (stores, gas stations, construction, blue collar jobs, etc), check the crime rate, find out what the median house hold income is, find out what the median house price is, check if there are schools close by for families, etc. your due diligence is going to be a huge list so that you know this will Be a good-great investment for you.
