I have been listening to BP podcasts for last two years and read many RE books but it does not take the place of actual conversation, so I am glad to officially be a part of the BP community!

@Guy Yarkoni - as far as I know there are no official BP meetups in Israel.

These official sites do not have some individual opinion but materials are edited stating official positions unless an author states otherwise. 

There is the lowest category of wetland designation on the site resulting from Wetlands Resources and Department of Ecology to assess that of the 2.68 acres, 2.17 is buildable, but we have to wait for the Army Corp of Engineers to make that determination "official" and that could take until the end of 2024 or early 2025.

I did send them 1099s which because it looked so official would cause them to cough up !

"problem neighbor" situations seem to go from 0 to 100 on paper- meaning the problem has been going on for weeks / months, but nobody has reported the problem so there is really no official track record of anything going on.
