Question: Should we rent this house(2nd home), which has offers for $820k off-market to sell, or rent for $5k, which also has interested parties? 

Just because a company is cool does not mean you should invest but do your due diligence, read the offerings, understand the difference, throw $100 or $500 in a company or too and learn about them as they look to grow. the only way to learn is by doing.There are some others on there as well that I do know.

I am an agent, but a relatively new one, and so I'm hoping you can help me think this through and offer some advice. 

I have a duplex that is pretty close to the 1% rule and another one that is offering seller financing.

Ohio offers great sub markets of Columbus, Cleveland, and Dayton to name my top 3.

The course was easy to navigate and offers a wealth of support.  

A HELOC is going to be a nightmare and offer in most cases 60-65% CLTV (If you find a bank) that will do Heloc investment. 

A temperate climate enhances the season for outdoor sports, including world-class golf, hiking, biking, and fishing.
