As a relatively new real estate financier (I have bought/sold 20 properties in the past 18 months), I am noticing that rents in the counties I focus in are high compared to the cost basis for my properties, which is almost always 70% ARV.

Yet I don't really care about making interest on my profits or cash-flow and noticed based on research, that a lot of credit unions are acting like banks by giving out loans (other peoples hard earned money).

Depends on the note as Jay mentioned, non-judicial states will be quicker but federal laws require notice, demands, collection records, modification allowances, redemptions and 120 days before you can proceed.

The more a tenant resists courtesy notices, the more formal I get in my communication with them - to the point where I'm citing conditions of their contract with each request (e.g., "Pursuant to section 10.3(a) of your rental contract, you are hereby given the required 24 hours notice that remediation of a window leak will commence on the premises by Acme Construction, LLC.

I try to be really conservative with my numbers so when that surprise comes up (notice I said when and not if) I will have some extra funds. 25k for rehab is the worst case scenario.
