I have concerns that this might be asking too much but again this property has amenities that others I've checked out seem to lack.

My biggest concern is heat in the winter time.

Looking to get rid of a 1993 single wide 14x68 3/2 Mobile Home, It needs work but the roof is solid. 

I am considering rehabbing mobile/manufactured homes.

They're mobile friendly and have a lot of useful features for both landlords and tenants.

Our concern would be that the hours we account for will be paid via payroll and that is subjected to payroll tax and then we pay taxes again when we file. 

My concern on the 30 days is more that I want to make sure I have time to find the proper tenants for it. 

What is your one deal killer for mobile home parks sized 30 units, 60 units, and 90 units?

The bigger concern is that you said they blew through their repair deposit.   

I have been managing this gorgeous home for about 1 year and a half now and have ran into plenty of minor inconveniences concerning guests checking in and out which is expected, but one issue I have dealt with a number of times is tampering with the A/C thermostat.
