@Chasen Brown as a PMC we would do the advertising, showings, screenings and move in for a fee - and do it better than most agents.We wouldn't do any maintenance though, unless we're were managing the property.

Two big factors I'm seeing are dramatic rent increases which will bail out some investors with loose underwriting criteria, but at the same time expenses are also increasing like crazy (especially property insurance, taxes, cost of materials and labor, appliances, etc.).

I would try to get help to bargain down (contractors like car salesman tend to take advantage of women) like actual time and materials of the plumber at $50-100/hour.

Would advertise year round but would only expect it to be occupied April through November.There is also an RV pad with 50 amp hook up that can also be advertised for rent.

I believe that we can prove that we materially participate in the property and rent the airbnb for less than 7 days on average; however, deeming this a residential property or non-residential is making my head spin a bit.Obviously there is a pretty large chunk of change on the line here so I'm hoping to find out how to manage this appropriately.
