My main questions are:- What if they ask to be on a lease?

I've had a structural engineer look it over and it looks like the main beam may need to be replaced as well as a large number of joists.

The biggest determining factor of a profitable investment is a competent manager.

I can't sell it because when I factor in closing costs, commissions, etc I'll have to bring at least 10K to the table.  

My main concern beyond finding a good property at a good price is finding a team to manage it for me.

Many new builds in philly, if you'll notice, MOST of them have a drain line right in front of the property (collects water from roof via gutters, and drains in front of building because that runs into main sewer lines). 

What will the R-factor change be with the additional insulation?

Is mentoring his main source of income? 

@Brian Erickson The main benefit of having a license is access to the MLS for the purpose of doing comps (comparable sales).

Those numbers will help in factoring that cost of money into my deals to hopefully avoid failure altogether!
