I own couple of single home rentals in Tampa Florida and have always wanted to transition from long term to short term rentals.

-How long is the hold period, what would the seller/you be putting in with cash if any-What is the % of equity gained -Can any party get out early-What the risks, and who has rights to the deal

There are many ways to avoid taxes, so nobody can give you a complete answer without knowing your entire tax situation.If your only taxable item was selling this condo, you would owe long-term capital gains on the $150,000 plus ordinary income on depreciation recapture.

I tried the same with Fidelity several years ago, however they insisted that I keep 7 figures in brokerage (outside of private equity), so we didn't stick around long... in fact Im all but liquidated there myself.

Are you looking to invest in short, medium or long term rentals? 

If you are out of state, I would definitely recommend establishing relationships with contractors, property managers, agents, etc. before you start to make sure you are set up for success.

A detached quad consisting of four one bed one bath units will cost significantly more than an infill quad consisting of four one bed one bath units etc..Lastly, there are very few zoning districts in Philadelphia that would allow for a 4 unit building to be constructed in Philadelphia on a parcel that is only 1,000 SF and from a practical standpoint the units will be quite small when you consider the need for open area and common halls/stairs.

They do the hard work while investors like myself get the benefit of having a long term rental.

The biggest thing I would say just look at the long run of investing here in Ohio, you'll get decent cashflow with some pretty good appreciation
