I tried the same with Fidelity several years ago, however they insisted that I keep 7 figures in brokerage (outside of private equity), so we didn't stick around long... in fact Im all but liquidated there myself.

If you are out of state, I would definitely recommend establishing relationships with contractors, property managers, agents, etc. before you start to make sure you are set up for success.

A detached quad consisting of four one bed one bath units will cost significantly more than an infill quad consisting of four one bed one bath units etc..Lastly, there are very few zoning districts in Philadelphia that would allow for a 4 unit building to be constructed in Philadelphia on a parcel that is only 1,000 SF and from a practical standpoint the units will be quite small when you consider the need for open area and common halls/stairs.

The biggest thing I would say just look at the long run of investing here in Ohio, you'll get decent cashflow with some pretty good appreciation
