The lower downpayment is great, but the DTI will go up and still make it difficult to afford most multifamily properties.

Side note on why some DSCR loans report to credit: loans get packaged up and sold to large servicing companies after closing.

The neighborhood was up-and-coming, and the property itself had solid bones, but it required a vision and some elbow grease.

I'm finding when I look at a given property, I get inaccurate comps in two ways: 1st, a property will show up in the list as a comp to my subject property but have a REALLY low sale value; upon investigation I find that the property acutally hasn't sold in 10+ years but PropStream thought it was comp; 2nd, a property will show up as "Sold" in the MLS status, but all ownership and transaction history tab don't reflect the new data.

This business is heavily based on relationships, so in most cases, the referral you get will be highly biased by the relationship between the realtor/lender and not necessarily what's most objectively reasonable.

Given that, we would get an immediate boost in cash flow which will also be very predictable month to month and save myself a bunch of time managing my property managers and dealing with the ups an downs of active real estate.

The financing contingency period is up tomorrow and it looks like they are going to back out, so I guess we will put the property back on the market as a cash-only purchase and see what happens. 

There is an $80,000 assignment fee so we ended up paying a bit more but our only down payment towards the building looks to be 30k.
