You might want to lay out a side by side comparison of opportunity cost vs actual tax cost since flipping is an ordinary income activity which is quite a bit in CA especially.

@Vincent Dimedio You kind of need to run your own cost benefit analysis and layout all of your costs in each scenario. 

Our apartment complex offers a "VIP Package" for a few extras like internet and cable (discount negotiated with local provider) etc...Just my two cents.

You can go to a lawyer, but there are definitely no platforms that use the Internet.

If you are not getting advised in that way from the lender that you went to, walk away, go to a Banker or Broker that can show you the differences and show you what you can qualify for based on the scenario's that you might lay out for them. 

Further, as a flip, the four bedroom layout may be okay, but combining two of the bedrooms into a large single room, possible master, would have more value but as a rental the extra bedroom may make more sense.
