Low equity properties can be a pain. 

House does not not need any repair except the Inerior paining and Floor finsshing on hardwood floor.On top of the Rents ($900+$400) i am considering that i will save $600 off my current rent ..so total comes around $1900/month ..Also do you know any thing abou this neighborhood (Bustleton NE Philadelphi PA).

I also had to move to a different state for work and that particular state did not have any branches there so it was a huge pain to have to transfer everything over to a new bank.

In PA you still get to defer the federal capital gains taxes via 1031 exchange, and as @David Krulac mentioned the PA state income tax rate is not crazy high - so the 1031 exchange is still a viable strategy if your gains are significant.You will need to also pay attention with bookkeeping due to having paid PA capital gains vs having deferred federal capital gains - not too painful as long as you are aware of this from the outset.

And what of pain and suffering? 

Hopefully, this post can serve as a helpful cautionary tale to anyone considering a tenant who appeared to be OK at the outset, and one the landlord did their due diligence on, but ultimately has become a pain in the butt and liability.

That just screams "control freak" and "pain in the @$$". 

I don't like selling good properties that cash flow and aren't pains/have some other issue.

@Adam Higginbotham As a fellow investor that's fairly new to the game I definitely feel your pain!

I would start out in SFR, learn the business, go through the pain and struggle and then move to syndication.
