I have had a plan set in my head for a few years now that my first big purchase would ideally be a multi unit where I can live in one unit and rent out the others.

As of now, I put 20% of my paycheck into a Roth account where my employer matches 5%.I have had a plan for a long time that my first big purchase would be a multi unit house or a duplex, ideally a 2-3 unit building where I could live in one, and rent out the other.

Take note that the building is ideal for a daycare center, as there is a large, fenced-in yard with a playground and the building has a number of classrooms as well as a side room for an office.

This would be the ideal situation in my mind but if my cash flow is only $250 a month to begin with I would then in theory loose all of my cash flow.

It's been 2 weeks and the kind of applications we are getting are far from ideal...bad credit scores, delinquencies, hard to figure out how much do they make (meaning self employed in some cases) are some of the issues that made me reject 4 applications so far.My property manager (who helped me buy the house) has posted the ad on all relevant websites, we have priced it at the lower end of the range at which similar homes are listed in the area, but still not happy with the applications.I would be interested to hear what folks, knowledgeable about the Austin market, think...is there more that we can do?
