It’s my understanding it’s very hard to meet reps status working a w2Also I believe once you get above $150k basically you lose any benefits of reps status I think I will be able to qualify for the STR re status if I run the cost segregation when I purchase the house.

I recommend sitting down for an hour and learning how to develop a simple model in Excel yourself.When looking at properties you will often time have edge-cases where there are unusual sources of income and expense that might not fit in a calculator like this.

If you've saved enough, trying to house hack a local 2-family in your junior or senior year (maybe with a parent as a cosigner) would be ideal because you can learn landlording and experiment with your friends as tenants.

So if my bureaucrat-ese is correct that means you can't use your VA loan as a construction loan.I could be wrong but I talked to a banker the other day about getting a loan to build a duplex to house hack.
