@Cassidy Burns, Personal Capital is a website that allows you to import account balances (banks accounts, investment accounts, credit cards, mortgages, etc.).  

I have purchased a few smaller multi-family places with the Solo 401k but use the cash distributions from those properties to go right back into the account. 

I look forward to learning as much as I can from this site as I progress to my goal of financial freedom.I am an Accountant and I work in Government. 

What can they give me in terms of data--rent history, leases, repair history, their fee on the property, historical turn and fill rate, avg length of tenant--all that kind of stuff.

The legal and accounting fees alone would eat you up.

Does the $30k gain account for sales expenses? 

Historically, I have invested mostly in the stock market, but I've really spent some time learning more about RE investing, specificallly on the SFH and small MF side, and I'm thinking this would be a good place to deploy some of my capital (if done correctly of course!). 

I have tried to analyze lots of deals, and it is hard to find them with much cash flow after all of the expenses are accounted for.
