Just wanted to highlight some other points when it comes to selecting a syndicator to partner with. 

@Chris Gilbert I think this question really highlights one of the issues tat arises when investors want to work with agents.

You can get a good idea of market rental rates in addition to seeing how long the listings are sitting on the market.Considering your concern re: vacancy rate, I would highlight there are a lot of factors that affect it.

Due diligence is the highlight of a transaction and when it done right, the closing happens naturally and it become very satisfying because you see the fruit of your labour.3.

Sectors of the economy wasting time and money pushing out nothing to show for is what brings on inflation .When we have people getting to money  but not increasing supplies (durable goods and food ) but again, didn't do jack to add to the supply, well see my point?  

The current owner purchased the property with the intention of opening a little health food store but never got around to it.

Also I’m fighting a nasty cockroach problem thanks to tenants leaving food sit out and piles of dishes lay around .
