If I do that now I'll likely be down half the loan balance on the last maturity of that set. 

Half or 3/4  of one nights rent should take care of monthly electric 

What good is a great deal if you are hundreds of miles away with no trusted support?

The issue is that Newburgh is at least 66 miles away which would multiply the amount I spend on gas monthly and also tolls, not including the hours off of my life that I would spend traveling. 

I cut out rent (I've been house hacking for the past year and a half), most non-core expenses (bars, restaurants, clothes, etc), and all retirement savings contributions (401k, stock investments).

I'm a college student at UIW in San Antonio Texas and I'm wondering what y'all would recommend I do when just getting started, I want to get my first property in the next year and a half, what advice would y'all give me on accomplishing that.

I work for Hopkins and during the pandemic we relocated about 130 miles away.

They build a dam several miles up, so the likelihood of flooding is very low, in addition to being a crawlspace build giving me another 2-2.5 feet of "what if". 

For your price point, you will have about half financing if your area is like mine.
