.- We removed delinquent tenants and changed the community standards around to provide a safe and clean place of living.- We've upgraded 75% of the units with fresh flooring, paint, cabinets, countertops, and appliances as needed.When we took over the property the 16 units were producing around $9000/month in gross rent.I just checked our rent roll today, and we just crossed $17,000 in gross income monthly!

I like the idea of fix and flip for additional capital but I’m a rookie and not sure if it is too much of a risk for my first investment to be a flip.Aside from wanting to get in to San Diego, my priority is to get in the game and set myself up to be able to grow my portfolio.Any feedback or advice would be much appreciated!!

The also encourage people to do door knocking on the pre foreclosure list, and the use of bird dogs to do it.That is in summary their core marketing education, although Brent Mott, from their team, offers additional marketing education during some weekend every month, which provides some good quality education.Their educational program also includes scheduled support calls with Shenoah and other people in the group, several days a week.

Companies won’t agree to continue to lose money on their premiums.They have been denied here before - most major insurance providers (the State Farm’s, Allstate, etc) pulled out of the outer banks years ago.

Fast-forward one month to today, I still have heard no word from Philadelphia L&I (even after calling/e-mailing) and I'm ready to start renting it out, but one problem:"The Philadelphia Property Maintenance Code (Section PM-102.6.4) requires an owner offering residential property for rent to provide the following to the tenant at the inception of each tenancy:A Certificate of Rental Suitability issued by the Department of Licenses and Inspections no more than sixty (60) days prior to the inception of the tenancy.A copy of the “City of Philadelphia Partners for Good Housing” brochure issued by the Department of Licenses and Inspections....."

They could have a lien on the property in case you default for some reason to provide the investor some assurances.
