Hey Everyone,I wanted to pop on here to ask for some advice / see everyone thoughts on the crazy real estate environment currently in South Fl.

Plus it will put you in an environment rich with like minded individuals and that alone is worth the price of admission given the time you'll spend with them.

I am not sure how relevant old data is to a changing market that is still largely responding to the impact of The JOBS Act and subsequent NALs that are still helping to forge the environment.  

That said- production builders control their appraisal environment to the best of their ability.

It's just hard to get financed deals in this low inventory / sellers market environment.

It seems to be mostly a fishing town but has a beach and new construction going on. 

She needs to be in a safe environment, so she’s thinking Lynnwood, Bellevue, Redmond but we are open to suggestions. 

Once in a while you have to step back and just look at the bigger picture and be self aware of the environment around you.

It also helps if you have a good understanding of the business and what a typical deal looks like in today's environment.

If the property were offering "green" amenities and you showed how these systems work well for the renter and the environment, you can probably charge a little more and get more environmentally conscious guests. you could include stats too to show to the low carbon footprint of their stay.
