Any suggestions regarding great networking opportunities?

Explain what market rents are and give them the opportunity and time to find another place to live that they can afford.

There's nothing you can do to improve how the stock market behaves).Cons:Requires effort (stock market, you just buy some mutual funds on the web and then there's nothing else to do)Follow the IRS rules regarding prohibited transactions (when investing in the stock market, you have no opportunity to violate those rules).

I'm also looking at Richmond VA, as there seems like there are some cashflow opportunities there, and I have friends in Richmond that could help me suss out the neighborhoods.

The difference in structure creates a  different set of issues and opportunities for each of the three.  

It's been a tremendous opportunity for me - and allowed me to catapult myself into investing further.

I've used the IRS capital gains exclusion to sell at PCS time when the appreciation provided me more future opportunities than trying to make the rental math work.
