My first response to this is why would you only want to address their basic needs?

The first 11 properties that I bought were 100% financed in one way or another. 

So, like many business”deductions” that really aren’t; dubious classifications of income; and “creative timing” of transactions, it works - until it doesn’t.

Hello allMy name is Steve and I’m a foreign investor looking to invest in Jacksonville, FL.Me and my partner started our business January this year and it is our goal to make our first flip by the end of this year. 

I completed a 1031 exchange two years ago, but found the strict time limits made it difficult to find a good deal.

Which is probably 'code' for - real estate can be a great investment vehicle -but today may not be the best time to jump in as to returns on investment.  

For those who’ve purchased their first vacation rental in the Destin or Panama City Beach area (or surrounding areas, too), what’s one thing you wish you’d known beforehand?

How many times will they visit, etc?
