This may be my own personal opinion and I am sure the wholesaling gurus will fight me on this, but they can try, if they want to be destroyed!

I gave him a 30 day notice to leave on March 1 as he was fighting with other tenants, and he still has yet to leave.

Fighting HOA's is often a losing battle and you just end up paying a lawyer to lose for you.

If you’re finding multifamily that makes sense please let us know where because there are about a billion people that would fight you for it. 

Your body is actually very capable at balancing 'calories in' vs.

if you're in the Chicago area... they ALL suck (sorta) the reality is there's a bunch of small shops that end up oversubscribing their capabilities quite a bit and never follow up...the property manager you want is an owner operator that has a property near yours and you can tack on to their existing network of providers etc...

This isn't a battle worth fighting.

I've got a double wide in west FW area that i've remodeled and due to original owners and title companies i've never been able to fix the tile, its been a year long fight now. 

Because the strength of your relationship with your client and how credible/capable your client finds you is directly correlated to your probability of successfully closing that client.

One way to do it is to use property management software that has accounting capabilities.
