I then usually line up all of the major applicant details by qualification category in an excel document (exclusive of personal information) and make a decision based on who is the most qualified applicant.

The tool is very simple to use and you should be able to do all the work in 20-30 mnts.I would be careful about adding in the cost of adding a second bathroom, it may not be typical for this market so if you over inflate your rehab costs you will lose credibility.  

So go all in if your goal is to excel as an agent!

However, getting refi/heloc loan and a loan for house #2 is totally possible as I have excellent credit and a good w2 job.
