I was recently referred to LendingOne by a fellow investor and just wanted to share my experience thus far as I feel there's a lot of marketing bait and switch happening with lenders that advertise terms and loan structures...Our past and current project:  We do buy-rehab-refi-hold (airbnb) rentals, not regular rehab flips.First off let me start with the things I think LendingOne excels at:Nice dashboard to upload and store all your documents to track how the loan process is coming along.

When they cannot remove the tenants they can’t fix the units.It is also an overreach, what the city could start with is helping the landlords deal with their tenants, perhaps starting some sort of arbitration system.

If someone was building their home new (or major reno) for the first 5 months of the year and then places the property into service in June, does the first 5 months of contractor work (building the new home) count towards the calculations or does the timeline only start after the home is put into rental service?

It was fantastic for networkingI don’t know for sure, but it seems like at around the same time that BiggerPockets started hosting its own conferences and advertising boot camps and such that it became harder and harder to find where on the website that you could find local meetups.This morning I searched the website to try to find where local meetups were posted on the website and it took me between 5 and 10 minutes to find it.
