What type of contract and fee structure would be considered “fair” for both myself and the investor, to ensure I am paid for all of the “pre-work”, i.e. property analysis, and what fee/commission should I charge if/when the deal is closed?

The main advantage that I see is that you would have access to use that money throughout the year (assuming you ensure sufficient funds are available when the taxes/insurance are do).

In the future, never return a security deposit back until you have keys, CT you have 30 days to return the deposit, especially if they pay by check each month, you want to ensure it clears.
