Next, I proceeded to get my Real Estate license and then shortly after my general contractor license.

Just a couple thoughts.First, find yourself a good local banker, a good realtor and a good contractor. 

You may have to chat with a contractor in your area about it.

I've done alot of the work myself and coordinated other contractors as needed.

With all the GC horror stories here, has anyone bypassed General Contractors altogether and just have Vendors Install?

This means if you have your property in an LLC you legally are supposed to use only Minneapolis Licensed contractors to do all permit required repairs. 

You have probably figured this out now but you really wasted your inspection money and for sure your structural engineer money because you were not able to take that information and get bids from contractors to repair the items.

I have a tri-plex rehab project I need to get done but I am having a heck of a time finding a professional, reliable contractor.

Though, I do know others who have placed homes on land with existing infrastructure in place (i.e. plumbing, electrical, etc).

I am now looking for a General Contractor that can come out and evaluate a potential major issue.
