As far as tenants; I don’t know California’s laws but basically you advertise, screen, get a landlord type of insurance policy, sign lease, set expectations, take care of tenants and home but don’t confuse that with being soft on due dates etc.

When I bought lists I noticed that some are fixed up indicating that the owners care about their place.

So, not to invalidate your 14 day notice, you should serve it on the 2nd.So the 2 ways is to either go back on the 2nd to give it or pick everyone up on the 2nd and give it then.Be careful of the individual contracts cause this could set you up as a boarding house. 

I already have cash investors lined up, just taking care of some last minute details with a local bank or two.  

My renovated rental is not getting the responses that I thought I was going to get - 3 interested people, 2 of which flaked out and the other wants me to negotiate (a dog but I do not want dogs). 

One is in a rural area and the local authorities don't care unless there is a complaint filed, so officially illegal, but not a concern.

If this is true, then who cares if it cash flows?

You have to be very careful which area of Detroit you go into.

I would be careful of working with someone that requires a cash buy.
