NC legislature went through the Oil and Gas Disclosure stuff in last legislative session... it is now part of our state law as far as rights, etc.

Full disclosure this is not necessarily a property I have any intentions of putting an offer on as I am still in the learning stages - but would very much appreciate your feedback to get an idea if I'm on the right track of doing the analysis.I've analyzed at least 300 properties over the past several months and actually put an offer on a few of the first few that I thought were good ones but fortunetly they didn't work out.

RESPA disclosures must be supplied, and with the owner financed interest rates they are typically above the 3.5% threshold (meaning the buyer is paying more than 3.5% above the APOR) given out to "small creditors" (i.e. people who do less than 500 loans a year and have less than $2 billion in assets the previous calendar year).

Then I add the specifics for the property e.g for the recent one I added the lead paint disclosure, pamphlet, I added that it is a historic house so many of the historic features do not meet current code e.g. the banister height is lower than now required, pet addendum to identify the fish, dragon and one dog, etc.

These are not properties which are listed in the MLS, and I know that Texas is a non-disclosure state.Where does one generally find all of the necessary information for estimating property value if not through these sites when it is not currently on the market in the first place?
