I wrote an E book on the do's and don'ts of buying out of state through TURN key dudes.. 

My pictures are more than ten years old taken with a basic point and click digital camera.

It ultimately evolved into two houses but my effort failed as you might have guessed and I have actually written an ebook about my experience.

This has driven the cap rates to mid single digit territory.  

I have the code here somewhere, but not the time to dig it up.

@Deborah HickmanSo I have FlipPilot what it does in a nutshell is 1) with webhooks tales leads from my website and puts them on my digital whiteboard/pipeline2) allows me to set up a follow up system where it creates email and text messages or reminds me to call potential sellers.

I own a digital advertising agency my business is located in LA.
