I don't think you will have a problem with listing as a one bedroom or getting a renter and the difficulty of evection won't be due to the size of the space.

Some issues that my foreign investors faced when starting out:They needed a good project manager (I stepped in).They have difficulty getting affordable financing (so they've paid cash).Very few (if any) banks will open a US account for a foreign national if they're not in the branch in person.
