Hey Bigger Pockets Members,I am a real estate investor from the Maryland/Delaware/Pennsylvania area and I will be in the Greensboro/High Point area for business on June 8.  

This is the world of Delaware Statutory Trusts.

About a year or two ago, there was a case called Drake Manufacturing where a Delaware Corporation went to a trial, won a $300k judgment, but then lost it on appeal because it never registered as a foreign corporation.

If no building permits were issued and inspection approvals were not conducted then you potentially have an illegal non-conforming use where they could demand you de-convert. 

I live in Washington Township but invest in Delaware.

There can be a blurry line between trying to collect late rent as a property manager, and acting as a de facto collection agency. 

By reinvesting in 1031-qualified DSTs (Delaware Statutory Trusts), you purchase ownership interest in multimillion dollar properties that offer long-term income where you don't have to be the landlord. 

If anyone has empirical observation of a successful start-up in a current market (in MD/VA/DC/DE area, with low entry level of under $170K for entire project costs), then I am open to hear what marketing strategy worked for them.
