I wasn't sure how to qualify such members as there will always be some new investors who can throw money and join a group but might not be the best mix for the group.Are you looking at commercial type investors?

It has hardie board siding which is sort of a cement fiber mix, so it will be staying, just becoming a different color.The windows are in great shape, other than the rear slider which needs to go.I have several different thoughts as well, but curious to hear other input from more experience person than myself.

Once I start talking about a property with someone I tell them I am an agent but am working with my investment company to buy properties off market.I do always feel it is not a good idea to mix the businesses and offer to list a place you tried to buy.

Have company in the mold removing business estimate the removal, or depending on the condition of the mold, get some bleach and mix it with water, remove it yourself, then bill HUD or saw why you are discounting the price greatly.
