I know the general feeling on the forums is either (1) fire him / cut your losses or (2) suck it up and move forward as some of it is my mistake for not insisting on receiving the plan (god knows if they're even following a construction plan). 

You have to buy the 12' pieces and cut them to whatever your soffit overhang requires.

Josh,I can say from experience, that having your license literally cuts out the middleman with regards to the access to the MLS.

If they don't agree with the appraisal they will cut the value.

That being said, becoming more "hands off" and hiring help will cut into your profits BUT with your hands on experience that gives you a leg up on making sure your crew is doing what they are supposed to.

Other options is cutting someone else in on this deal, ever thought of giving the contractor doing the work a piece of equity in the property in liue of a cash payment?

We had the carpets shampooed twice, cut the grass and found a year's worth of dog poop and cigarette butts, and scrubbed the garage so it didn't smell like smoke.

The biggest part I love being on their team(besides family) is the value I get for the cut.
