Of course the time of the year may impact how quickly you can get someone in there but it may be better to lose a couple months rent then deal with their constant complaints.

I have been rehabbing homes for a couple of years but never on my own.

I am looking for a real estate agent or broker that is familiar with the San Antonio market and preferably done investments here and there for themselves. 

They like to see at least $100/unit minimum, and would prefer to see closer to $200/unit if possible when they do this quick litmus test of whether something is a good deal or not.With your numbers above it would seem that taking the 50% of your $319 and then dividing it by the three units, you'd end up with about $53/unit/month in cash flow.  

A couple of ideas we've been brainstorming:Postcards shaped differently, maybe in the shape of a houseBig text offering to make a $1 donation to charity for calling our number just to let us know who their current management company isHandwritten lettersPlease share any innovative ideas you may have to grab owner's attention for mailers or ways that have been successful for you in the past. 

I have been a Newbie, BP follower for a couple of months and I have not seen any single house Deal that was better than this and most of the numbers that I see for properties that are offered, are losers.

Getting someone else to give you there house so you can profit from it is a difficult task, but a couple points you can make to sellers, depending on their situation, to help them see your point of view and want to do the deal are:- Earn Hassle Free Profits- Get Multiple Pay Days- Sell your house with No Commissions- Rent your house Without being a LandlordThis all stems from the strategy of the Seller receiving an upfront Option Payment, Monthly Rent Payments to cover their PITI, and Profits when the property Sells.  

Then I can fill a couple spots at the higher rent and in a year raise rents on everyone else.

Find a mentor within your brokerage or area, and just try to spend a couple of hours every month learning how they run their business.
