Contact person is Koren.They have managed to consistently get me far better coverage for a lot less money and their customer service is the best I've found.

In my experience, it is good to feed the appraiser any good info to make sure your value is achieved. 

May be once a year the cashflow is negative do to some mainte repair but it is consistently positive.

That property also consistently has high occupancy and fills up pretty quickly when we do have a vacant unit.These are all long term holds.

It includes, among other things, a comprehensive map of the Cleveland area, grading each area from A+ down to F, using a consistent, objective and transparent methodology using publicly available data (not subjective and arbitrary), which should help to ease the fears and really help you see what you are getting into.

It's not insane at all, but you definitely need to have someone who can help with emergencies, preferably a cleaner and understand it will be quite a bit of work compared to normal rentals and the times you'll need to work aren't ideal or consistent.
