I have been to this forum several years ago, but not decided to join in since I thought I was not ready for this commitment.

I don't think I can commit a huge chunk of time to answering the phone every day: how much time does spending X number of dollars result in having to work to actually convert those leads? 

Beyond just the local authorities, you may be committing mortgage fraud if you claim "illegal" income when you go to refinance.

My Lender says yes it is doable but I would like to hear other facts before I commit to it.

I was able to commit a lot of my time and knock it out fairly quick.

He's committed to closing, but has since found some other deals he wants and is looking to free up cash.

For us 2-4 units just finding land zoned for those is been the toughest issue and we have committed to quite a bit of land purchase.  

I want to purchase and rent out but before I commit I'm trying to figure out how much rents go for.

The flipper then knows what his commitment is to be (approximately 20% of the purchase price + holding costs).

I do have tenacity and grit and am fully committed to becoming a savvy investor through experience and education.
