This property is close to the down town, near a bus line, and fit the business model.

I currently use TenantCloud, which I think works pretty well for self-managing DIY landlords, but it's not meeting the needs of my property management anymore (I manage close to 70 units).

It costs $100 for a lease and several other documents written by investors and an attorney-approved for your state.

Evict them and eat the cost.

If you're close to a military base, try Facebook groups with a focus around those individuals.

Dont know what condition the houses were or are in , but generally speaking , older homes that are "deals" cost more in repairs .  

(I sold a unit that I purchased for 485k about 10 years ago for 1.7m and did a 1031 exchange and used a little on the second unit)  Total carrying costs of approx. $8450 a month.
