Tenant turn over is a normal part of business and when done properly is cost effective and usually results in a better tenant that is prepared to fully support your business plan by being able and willing to pay market rent.

For example, if I can get 3x more than my mortgage in rent (at fair market value), then I also have more cushion to lower rents and absorb vacancies during downturns, thus ensuring I can keep my properties and long term gains.Curious, the locations you mentioned ...did others share any numbers to support?

Most tax pros who work with clients nationwide (myself included) have clients who live, work, and invest in multiple states.As long as you work with someone who is either familiar with multiple state laws/regs or has the capability/resources to research the appropriate laws/regs, it should not be a challenge.Ultimately, you have to be comfortable with your team members and how they work.Happy to answer any other questions you may have!

@jon @Jon K. you should consult with self directed IRA specialist instead of forums.I know for sure my client was investing his IRA in investment properties, your case would be like you're a HML, which is an investment of your money.
