frankly, I don't care if the lead comes via smoke signals. 

Embarrassing another lawyer with a unable to perform after he introduces you will cause your reputation to go up in smoke. 

On my listings I have my minimum requirements stated and a link for people to fill out a rental questionnaire that touches on basic questions as well as these requirements (income, pets, evictions, smoking, credit etc).

Some of the policies that we have spelled out in ours include:- Expectations of how quickly you want a unit turned - around after a move-out- Our mission statement - Strategies and Goals- Minimum Standard for Tenant Approval - Tenant Screening Process- Rent collection process- Late rent policies and collection process- Eviction and posting notice process- Pet policy- Smoking policy- Vacating tenant policies

That said, if the deal was smoking hot, I might consider it.3&4) Manage professionally. 

This is a TERRIBLE DEAL as a rental that only appears to cash flow with the heavy use of smoke and mirrors.

Only running the real numbers will tell you.As for close to LA, I know the inland empire was good for some time, but think it's been recovering, so may not be as smoking as it once was.
