You'll also never have the hassle of switching accounts during turnover or risk a boneheaded tenant shutting the gas off and finding out your property froze up.To include heat or not can be really market specific so I'm not sure what it's like in your area.

If you have good books, it'll be easier to get future financing and it almost doesn't matter if your CPA is REI savvy if your bookkeeper knows what they are doing (forget the lady at church that'll do it for $10/hour).

agreed @Sam Grooms, also its ok to be nervous tell them that you being nervous is just worry and concern as that shows you care about them and their money and will do everything to make sure its protected.. and that if you werent nervous that would actually be scary. also, dont be deflated if your family shuts you down.. just know its hardest working with family .. shoot I have several multi million dollar businesses and my dad still isnt sure lol

Not one person paid rent, cared about the property and didn’t even pay utility bills so everyones electric was shut off.
Rob K. Tenant was stealing utilities. Now in jail.
