If you are  DIY guy I would just charge them for materials.

You probably already know, but she should be making 3 times gross the amount you charge in rent per month....$1000 rent, she needs to make at least $3000/month before taxes. 

That's usually only a difference of $7/mo for your avg small home loan.The expense is probably a broker trying to get a piece of your equity by charging too many points.

So if the house is worth 100k and they owe 80k then they will get 20k minus other charges.

I just get a little peeved when someone is charging 15k wholesaling fee but can't read a standard FARBAR.

The difference is that a bank might charge you 4% interest while a hard money guy will charge you 12%.
