In the event an applicant is rejected and reports me for an FHA violation I can prove I didn't even know the person was a convict, etc.If an applicant makes it this far and then a background check turns over a criminal history I will have to manually see if this history conflicts with having a legitimate and substantial effect on the community (e.g. a sex offender in an MHP full of families with little children is a non-starter for me).

With more challenges to conventional lending, a lower median income than Anchorage, and a little uncertainty in terms of taxation, staying in a rental might have it's appeal for awhile.I remember the decline from the eighties, this is not the same story.

With higher income tenants with kids, living in a good (or even the best) school district is often a top priority that they may be willing to pay more for because they want their children to have the best education.
