So I found a local contractor who was willing to tear it down.

I have discussed the per square foot price of both new construction and master suite additions with a General Contractor.

Any connections with general contractors and property managers would be beneficial. 

I source materials to get the best deal possible, and I manage my contractor team pretty carefully to keep cost down as much as I can, even though on my current projects I am not doing any work myself.

Eventually building a team will be essential to your success- Lenders, RE Agents, Property Managers, Insurance Agent and then building your inner team if you decide to form an LLC or something- Money partner, Contractor, Etc.

Just do regular inspections and have your contractors report anything that may attention as they go in and change fire alarm batteries.
